Most real estate professionals have the relationships. What they're missing is the infrastructure to convert them. The Rupert James Associate Model is built for exactly that — giving vetted agents, brokers, and introducers a place to bring their pipeline and build on it.

Whether you're a real estate professional, an organisation with a requirement, or just want to understand how we work — get in touch directly.
There's a version of this industry where everyone builds their own back office, their own buyer database, their own compliance stack, and their own tech — and spends more time managing infrastructure than closing deals.
That's not the version we're building.
The Rupert James Associate Model exists for real estate professionals who are serious about deal flow but don't want to operate in isolation. You come in as a vetted independent, you work on a self-employed basis, and you plug into the RJ ecosystem on your own terms.
What you get access to
Associates get individual access to our proprietary technology stack — the same infrastructure that sits behind every deal we run. Deal intelligence, pipeline management, match activity, buyer criteria, commission tracking — it's all in one place, built specifically for the way off-market real estate moves.
Beyond the tech, you get the team. Bring your pipeline to us and we step in on sales progression — helping you push deals forward, manage introductions, and close what you've started. You'll also get access to our affiliate system, which means you earn on deals closed by people you refer into the network. Every referral is tracked transparently through the platform — you can see exactly where each deal stands and what's owed. That's the part most platforms don't offer. We're not just handing you a dashboard and leaving you to figure it out.
Competitive commission splits, transparently structured
Associates work with us on a self-employed basis. You run your own business — we provide the infrastructure, the team, and the deal flow support behind it.
Commission splits are competitive and structured around how a deal originates. The more you bring and drive independently, the more you retain. Assisted or network-generated deals are split fairly between you and the RJ team. Either way, the structure is agreed upfront and tracked through the platform — no ambiguity, no informal arrangements, no disputes after the fact.
On top of deal commissions, the affiliate system adds a second income layer. Refer a buyer, seller, or another real estate professional into the network and earn on every deal they close — tracked live, paid transparently.
Who this is for
Associates come from a range of backgrounds — estate agents who've gone independent, chartered surveyors with strong client books, mortgage brokers sitting on investor relationships they've never fully monetised, solicitors with probate and insolvency referral flow. What they share is this: they have access to deals or buyers, but not the infrastructure to execute on them properly.
If that sounds familiar, the model is worth a conversation.
What it isn't
It isn't passive. Associates who get results are the ones actively working their network, bringing in stock, and using the platform properly. The RJ team handles orchestration and execution — but the pipeline starts with you.
It also isn't open to everyone. We vet applicants before onboarding, because the value of the network depends on the quality of the people in it.
Next steps
If you're a real estate professional interested in joining as an Associate, the first step is a short interview with our Business Development team. Onboarding typically takes less than a week from there.
